Spring Home Inspection Checklist for Minnesota

After a long Mankato winter, spring is the ideal time to assess your home for winter damage and prepare for the warm months ahead. This checklist covers the critical areas every southern Minnesota homeowner should evaluate once the snow melts and temperatures rise above freezing consistently.

Exterior Assessment

Roof and Gutters

• Inspect the roof from ground level for missing, curled, or damaged shingles
• Look for signs of ice dam damage: lifted flashing, damaged soffits, displaced shingles near eaves
• Clean all gutters and downspouts of winter debris
• Verify downspout extensions direct water at least 6 feet from the foundation

• Inspect for frost damage to masonry: spalling, cracked mortar, loose bricks

• Look for paint peeling or blistering indicating moisture problems behind siding

Basement and Water Management

• Test sump pump: Pour water into the pit to verify activation before spring rains and snowmelt
• Check for water stains: New staining indicates winter water intrusion
• Inspect floor drains: Ensure they are clear and flowing properly
• Look for efflorescence: White mineral deposits on basement walls indicate moisture movement through concrete

HVAC Transition

• Replace furnace filter one final time for the season
• Schedule air conditioning service before the summer rush
• Test AC system on first warm day (above 60 degrees F)
• Clear debris from around exterior AC condenser unit
• Check that condensate drains are flowing properly

• Deck inspection: Check for frost heave on posts, loose boards, and railing security
• Driveway and sidewalks: Note any new cracks or heaving from frost cycles
• Fences: Check for frost-heaved posts and leaning sections
• Outdoor faucets: Turn on slowly and check for freeze damage (cracks, leaks at connections)
