The report is the deliverable that matters most. You can have the most thorough inspector in Mankato, but if the report is dense, jargon-filled, and 80 pages of disclaimers, your buyer will skim 5 pages, freak out about a missing GFCI, and miss the actual deal-breaker on page 73.

What's in the report
1. Cover & summary
Property address, date, weather conditions during inspection, who attended. A one-page executive summary with the headline findings — so your agent and buyer can read just that page if time is short.
2. Findings, organized by severity
Every finding is rated:
- Safety — immediate danger or code violation
- Major — significant repair, get a quote before closing
- Repair — should be fixed, normal scope
- Maintenance — routine upkeep, not a deal point
- Monitor — track over time, no immediate action
This rating is the difference between "the report says there are 47 things wrong" (panic) and "there are 3 majors and 2 safety items, the rest is normal" (informed decision).
3. Photos with location and severity
Every finding has a high-resolution photo. Hover or tap to zoom. Each photo has a location pin (basement, NE corner, behind water heater) so your repair person can find it without a treasure hunt.
4. Major systems sections
Standard sections: Roof, Attic, Exterior, Foundation/Basement, Electrical, Plumbing, HVAC, Kitchen, Bathrooms, Interior. Each section starts with a header summary (overall rating + finding count) before drilling into specifics.
5. Add-on results (radon, sewer, mold, etc.)
Each add-on gets its own section with raw data (radon hourly readings, sewer scope video clips, mold lab certificates) plus plain-English interpretation.
