Kitchen, Laundry & Bath

Where most leaks, mold, and electrical issues hide.

Kitchens, laundries, and bathrooms host the highest concentration of plumbing, electrical, and ventilation systems in the home — and they're where most water damage, mold, and code violations originate.

We check every wet room: visible plumbing, fixture function, GFCI outlets, exhaust fans, water staining, and signs of past leaks. Every cabinet under every sink gets opened and looked at.

What we look at — in detail.

Items covered06
01

Sinks & fixtures

Faucet operation, drain function, supply lines under cabinets, signs of slow leaks behind walls.

02

Tub & shower

Tile and grout condition, caulking, drain operation, glazing failure, and pan integrity where visible.

03

Toilets

Flush operation, base sealing to the floor, supply line condition, and rocking that signals subfloor damage.

04

Water staining

Stains under sinks, on ceilings below bathrooms, and around water-using appliances — mapped and photographed.

05

GFCI protection

All outlets within six feet of water sources should be GFCI-protected. We test every accessible one.

06

Exhaust ventilation

Bath fan function, kitchen hood ducting (correctly to exterior, not the attic), and laundry dryer venting.
