What is checked during a garage inspection?
Our Mankato garage inspection covers the foundation and slab condition, structural framing, overhead door operation and safety features, electrical wiring and outlets, fire separation between garage and living space, ventilation, weather sealing, and the condition of the garage floor and walls.
Why does fire separation matter in a garage?
Building codes require fire separation between attached garages and living spaces to prevent carbon monoxide and fire from entering the home. In older Mankato homes, we frequently find missing fire-rated drywall, improper door types, and unsealed penetrations that compromise this critical safety barrier.
Do you inspect the garage door opener?
Yes, we test the garage door opener operation, auto-reverse safety sensors, manual release, and overall condition. We also check the door balance, springs, tracks, and weatherstripping.
