Manufactured Home Inspection

Manufactured Home Inspection Process

Anyone in the process of buying or selling a manufactured home needs to invest in a manufactured home inspection. Admittedly, home buyers will likely get the most benefit from an inspection, but they can be just as beneficial to a seller. Buying a mobile home is a tedious process but it is a necessary one.

Since manufactured homes are constructed differently than a site-built home. These differences can create unique issues that a typical homeowner wouldn’t know. A manufactured home inspection is a complete inspection of the home, from the roof to the ground. There are specific areas that are thoroughly inspected such as roofs, plumbing, electricity, heating and cooling, and flooring.

Our certified inspectors for manufactured homes understands the unique issues of factory-built homes. This knowledge allows them to pinpoint current and future issues that may be unsafe, lower the value of the home, or be too expensive to repair. Our inspector will look at the following components of the manufactured home:

  1. Design and condition of foundation / piers
  2. Improper pier shims
  3. Bent or damaged I-beams
  4. Skirting
  5. Presence, condition and installation methods of hurricane straps or tie-downs
  6. Water sealed seams on roofing, exterior wall sheathing and penetrations such as doors and windows
  7. Improper wood-burning appliances, furnaces or stoves
  8. Insulation
  9. Ducts
  10. Water in the crawl space
  11. Bulging membrane under the home indicating a trapped leak
  12. Independent structural support for additions
  13. Separations between additions and the mobile or manufactured home
  14. Interior and attic leaks along home addition seams
  15. HVAC
  16. Plumbing
  17. Electrical
  18. Windows and Doors
  19. Floors and Ceilings

Are Home Inspectors Required to be Trained and Certified?

In the state of Minnesota, Home Inspectors do not have to be certified to be a home inspector. This is where we let our customer be very aware that when they are shopping around to find their home inspector, they should be trained and certified. You may be able to find an inspector for cheaper, but you pay for what you get. You run the risk of not getting the proper home inspection and could end up making a huge financial mistake.
