Townhouse Inspection Process

Townhouse Inspection

There’s a prevailing myth in the real estate industry that a townhouse inspection is far easier than a single-family home, takes less time, and uncovers fewer defects. Why? Because townhouses are usually just as much work to inspect as a single family home, and they have all the same problems. We conduct townhouse inspections in the same manner as single family homes.

A home inspection is an opportunity for you to hire an expert to walk through the home and prepare a report that outlines the home’s major components, their current condition, what needs immediate attention and what will require maintenance after you move in.

What Happens During a Townhome Inspection?

A typical home inspection takes three hours for an average sized house. Then the report is written and is given to the customer in 24 hours or less. The home inspector will go through the interior and exterior of the house, from top to bottom and inside and out to record any broken, defected, or hazardous issues with the house and the area surrounding the house.

Do I Need to be Present for the Home Inspection?

We recommend the buyers to be present for the home inspection to become knowledgeable of the home they are looking to invest in but is not required. If you are not able to attend the inspection, our inspector will call the customer and give them the overview of the home, followed with a detailed report of their findings in 24 hours or less.

What Do Home Inspectors Look For?

Our certified inspector will come out to your property and do a visual inspection from top to bottom and inside and out of the home and assess the areas listed below:

  1. Electrical panel, light switches, and power outlets
  2. Thermostats and heating, cooling, and ventilation (HVAC) system
  3. Plumbing fixtures, faucets, and water heater
  4. Appliances
  5. Walls, ceilings, and floors
  6. Doors and windows
  7. Stairs, steps, and railings
  8. Porches and balconies
  9. Walkways and driveways

Are Home Inspectors Required to be Trained and Certified?

In the state of Minnesota, Home Inspectors do not have to be certified to be a home inspector. This is where we let our customer be very aware that when they are shopping around to find their home inspector, they should be trained and certified. You may be able to find an inspector for cheaper, but you pay for what you get. You run the risk of not getting the proper home inspection and could end up making a huge financial mistake.

All of our Home Inspectors are InterNACHI certified and trained. Becoming a certified Home Inspector takes hundreds of hours of trainings, classes and education. Our vision in our company is to be able to provide our customers with the best and knowledge-filled inspection and report.

That’s How Home Inspections Work

Home inspections are meant to keep homeowners safe. They provide you ample amount of information of the current state of the home and allows you to be aware of any defects or problems that you may not know about. If you’d like to know more about how a home inspection works and how you can benefit from our home inspections, give us a call today!

Our home inspector will create a comprehensive report of their findings of the property and include pictures to better detail the findings. This report will be available to the customer 24 hours after the inspection.

Frequently Asked Questions

What does a town home inspection cover in Mankato?

Our Mankato town home inspection covers your individual unit including interior systems, HVAC, electrical, plumbing, windows, doors, walls, floors, ceilings, and accessible attic and basement spaces. We also evaluate your garage, exterior surfaces of your unit, and the interface with shared walls.

Are shared walls inspected in a town home?

We inspect your side of all shared walls for signs of moisture, sound transmission issues, fire separation compliance, and structural concerns. While we cannot access the neighboring unit, we document any concerns visible from your townhome that may indicate shared wall issues in your Mankato property.

Is a town home inspection necessary in Mankato?

Yes. Town homes have unique concerns including shared wall fire separation, individual HVAC and water heater systems that need evaluation, garage fire separation, drainage between units, and HOA maintenance quality. A professional inspection protects your Mankato townhome investment.

How are town homes different from condos for inspection purposes?

Town homes typically have more individual responsibility than condos - you may own the roof above your unit, have a private garage, and maintain exterior components. This means the inspection scope is broader than a condo inspection. Our Mankato inspectors understand these distinctions.
